For today’s video, we will be visiting Holiday Ocean View, a very high-end development that is under construction on Samal Island. Holiday Ocean View will be located right on the Northern Tip of Samal, looking across to Panabo, Davao del Norte. It will include a housing development, Hotel, Spa, and even a Marina where people can put their boats. As far as I know, this is the first Marina anywhere in Mindanao.
Have a look at the Video and see what you think of the place. In my opinion, it’s a beautiful development, but just a little too rich for my pocketbook! I do think that this will turn into a prime location in the Davao area, though, a much sought-after place to live, etc. A lot of well-to-do people from Davao will put houses here in the future, and it will be “the place to be,” in my opinion.
What do you think?

i just watched the video here and i must say its very beautiful there on samal.i really enjoy that the sea breeze is really cool and refreshing.i know also the marina will attract alot of boaters to samal and generate alot of buisness for that area.
thanks for sharing the video with us bob
Bob
Hi Ron W – Holiday Ocean View certainly is a beautiful place. I must say I like it a lot myself, it is expensive though. And, I wonder if it wouldn't be grounded after it really gets going. Thanks for visiting today Ron.
Randy C
Hi Bob – I thought it was a little further along, based off the articles I've read. Should be very nice when completed, especially for boaters. They've kept the number of lots down, which is nice, too.
Too expensive for our retirement plans. I think we'll stay where we are. Thanks for the video.
macky
why does this make me curious & nervous at the same time?
one things for sure, i need to invest in samal soon.
Bob
Hi Randy C – Actually, the first time I went up and saw Holiday Ocean View, I was surprised at how far along they are. We have seen the signs and such, we thought this was something that was maybe 10 years away. So, I think they're moving along pretty rapidly myself. It's going to be a beautiful place, I think.
Bob
Hi macky – I agree, the time to invest in Samal is now. It seems that things are really catching on over there right now, and land values will do nothing but go up, in my opinion. Feyma and I bought our land there about a year and a half ago, and I feel the we got in at just the right time. Don't wait around too long Macky!
Dr. Sponk Long
Hi Bob. That's indeed tempting.
If you have the details kindly publish the prices, including the boat slips/lifts with the monthly maintenance fees. Thanks.
Bob
Hi Dr. Sponk Long – I'm sorry, right now, I don't have that kind of information. But either Feyma or myself will post this when we know. Thanks for your comment!
Gary
Sweet! I hope it blossoms into what it could become. Bob, are you narrating the video?
macky
there are price estimates (sort of) on the resort website. click a property on the site map.
Bob
Hi macky –
yes, there are lot prices. I know the prices of all the lots that's no problem. However, I think the question being asked was for example, how much is it to put your boat in the Marina, what other charges are there, the price of the hotel. That kind of thing. Those things I don't know. For anybody who wants to know the price of lots you can e-mail Feyma by going to her site and clicking on the contact Feyma link.
Bob
Hi Gary – yes indeed, that sure was me on the video. I hope it sounded okay.
macky
marina access & fees is something i'd be interested in. i wonder if its restricted to investors only.
i agree, it's seems like a good time to invest in the island. unfortunately, i don't expect to look into things until next year.
Brian
Have they changed the 51%(49?) pinoy ownership rule???
Bobby
I have pictures of this place taken from the sea. I didn't know then then what it was. But, It is really a large development. Hopefully it wil be done by the time I retire.
Bob
Hi macky – I found out this morning that those fees have not yet been set Macky. As I get more information, though I will keep you posted here.
Bob
Hi Brian – actually, the rule is 40% foreign ownership is the maximum, 60% Filipino ownership minimum. No, that has not changed. It would surprise me if that will change within our lifetime.
Bob
Hi Bobby – yes it is, very large. And very beautiful too.
Julius
Kumusta naman Bob, I agree with you wholeheartedly that Samal Island is paradise but whoa, at 9k to 18k per square , that is a kings ransom. Problem is , I would have to sell one of my kids to finance one of those lots. and mama won't let that happen. Any beachfront lots in the 6K per sq.meter range?
Anyway I thought the video was very informative. Aprreciate the time and effort that you spent doing this.Maraming salamat.
Bob
Hi Julius – Indeed, lots of that price are not meant for the masses. However, I know for a fact that many lots have already been sold, so the price seems to be accepted. Feyma does know of some beach land for only around P3,500 per square meter, you might want to contact her if you are interested in that.
marshallmellow
****psssstttt Bob – you always do a very nice job on your video narratives**** 😀
By the way – what type of camcorder are your using…dv tape…mini dvd…8mm…?
Best Regards to all,
~marshall
Tyleen
Hi Bob,
I look forward to all of your videos. It is like our very own travel program. I am counting the days before I leave… 6 more sleeps!!!!
I heard you mention on the video that the men were putting in telephone poles.
Do they not put cable telephone etc etc underground to keep the views clean???
Bob
Hi marshallmellow – thank you very much for your support there!
I use a JVC camcorder. It's called an Everio. It does not use tapes and all, it has a 30 GB hard drive built into it. All I have to do is hook it by USB cable to my computer, and my computer sees it as a external hard drive. Very cool! 😎
Bob
Hi Tyleen – your time is getting short, you'll be here soon! Unfortunately, it seems that underground utilities are something that has not yet been discovered here. Fame and I both said to each other that they should have used underground utilities in Holiday Ocean View.
khaye
9 to 18 thou per square is very high. Many times these developers like the advertise that they have sold many lots already. but infact those lots they "sold" were really transferred to their realtives and friends at low prices, so that they can advertise it as sold to the real buyers at high prices. this is a very common practice.
I personally dont like any subdivision or developments like this in philippines because the amenities which they justify high prices are not maintained which makes them eye sores after a while. how many times have you seen subdivisions that advertise that they ahve pool or basketball court or clubhouse and they look like ghosthouses?
Samal looks very nice, but certainly not at these prices.
Bob
Hi khaye – yes, that price of the land is very expensive, but I also know the people who bought the places, and I also know the sellers. I don't feel that it's just set up to make it look like lots have sold. I really believe that it is true.
John
I am really looking forward to this development. I am not interested in living there. I am only interested in putting a large catamaran sailboat there. My wife is from Davao, and we were remarried on Samal in 06. We are looking forward to returning very soon. Mt. Apo is our destination……John
Bob
Hi John – Yes, it will really be a boon, having the first marina in all of Mindanao!
Ellen
Hi John, I think we have communicated before – did I ask for your LOA and beam size before? Reason is that spaces for large yachts are limited, and we are allready taking up one. 😀
